Home Inspections

Real estate home inspections are performed to give the potential buyer a snapshot of the condition of the property at the time of inspection. The buyer then knows the condition of the house, and they can make a confident and well-informed purchase decision. We are not building code inspectors; our primary focus is safety and functionality. Real estate home inspections are non-invasive, but rest assured that all readily available parts of the home will be thoroughly checked for structural and safety issues. Any issues or suspected issues will be documented in the client’s personal home inspection report and corrective actions, if any, will be suggested. An average home inspection will take from three to five hours, depending on the size of the house and whether any additional testing is desired. We always encourage clients to be present during the home inspection to ask questions, but it is not necessary.

Septic Systems

Septic systems are an often overlooked, yet integral, part of many homes. Since septic tank and field replacement can be costly, Great Lakes Home Inspectors, LLC suggests an additional inspection and flow test to make sure the system that is currently installed is operating properly, without any leaks or other safety and functionality issues.

Radon Testing

Radon is a tasteless, odorless, naturally occurring gas, which (at elevated levels) can cause severely negative health effects; radon is said to be the number one cause of lung cancer in nonsmokers in the United States. Great Lakes Home Inspectors, LLC works closely with a certified, independent lab to complete radon testing and get results as quickly as possible.

Surface Mold Testing

There are many different types of mold in the environment that can negatively impact health. With Great Lakes Home Inspectors, LLC, any visible staining or “mold like substances” will be documented in our report as part of our basic home inspection service package. Additionally, we can work with a certified, independent lab to have any suspected mold professionally analyzed.

Well Water

Samples are collected and sent to a certified, third-party lab to run an analysis on water quality. This test will check for the presence and levels of the following: E. coli, total coliform bacteria, nitrate, nitrite, lead, and arsenic. We recommend this to all owners that use well water. Additionally, we can work with a certified, independent lab to have any suspected mold professionally analyzed.
